Roof Inspections

Roof inspections are meant to determine the integrity of the roof and its useful life.  While it may seem that someone would climb on the roof and start pulling it apart to figure out how long it might last, that’s simply not the case.  Roof inspectors use highly specialized tools, such as infrared sensors, to find weak areas of the roof.  This infrared technology illuminates any potential problems by showing the inspector where heat is escaping.  At that point, it’s up to the home or building owner to determine whether to seal and reinforce the problems areas of the roof or to remove it and replace the whole thing.

Roof Installations

Roof installations are most commonly requested when new buildings are being constructed.  There are many factors to consider before beginning any project, the most important of which is the material it’s built from; each has pros and cons.

The first option is solar tiles.  This is by far the most unique, innovative roofing system ever created.  It uses tempered glass solar tiles and power electronics to generate kilowatts of energy for the building that it’s been installed on. This is an expensive choice at $21 per square foot, but it’s the most environmentally sustainable roofing available.  Any building that plans to use it will need some structural upgrades to support the material.  However, the cost savings generated by this impressive technology far outweighs the price of the roof.

The second option is asphalt shingles.  This is one of the cheapest materials that can be used, which explains why it’s also the most popular one in Florida at $4.50 per square foot.  Although the material quality ranges based on the wind speed it can withstand if a storm were to occur, asphalt shingling is a good material at its price point and can last a couple decades before needing a replacement.

A third choice is slate.  Quality slate roofing averages $15 per square foot, but it provides a lift span longer than most people live, easily lasting more than 80 years.  It’s heavy duty, waterproof, resistant to wind, fungus, and mold.  The only downside is that it breaks easily if stepped on; this shouldn’t be a problem unless you live in an area with frequent hail; that could drop the lifespan of the roof significantly.

Metal roofing averages $9 per square foot across all types and lasts 50 or more years.  Much like slate, it’s heavy, easily blocks variable weather like rain and snow, and storm winds are rarely a problem.  The disadvantage of metal is the noise.  Anything that hits the roof makes loud noises, especially hail during a storm.  There are several businesses in Broward and Dade Counties that have praised the benefits of metal roofing, so it’s certainly a solid option.

Rubber roofs are another great selection at an average of $5 per square foot because many of the ones that were installed 50 years ago are still around today and in excellent condition.  The price increases based on the number of layers of rubber the residential or commercial building owner chooses to lay down.  The primary benefit of rubber roofs is that they’re not susceptible to the sun’s UV rays and they can withstand very high winds and large size hail.  The rubber is synthetic, so it’s more expensive than shingling, but still an economical option.  Any repairs made to rubber are done by cutting the old rubber out, removing the screws from the fiberboard, aligning and replacing the new rubber material, and then using a paint roller to apply a unique contact cement to hold the material together.  A sealant is then used over that for extra protection.

Clay roofing tiles add a rustic look to any home or business.  The most common clay material comes in S-shaped or flat tiles.  This material is heavily used in Miami because of the warm climate.  They have a Class-A fire resistance rating and they can be made to look like slate or wood for appearance purposes.  Clay shingles are heavier than asphalt and metal, so the structural integrity of the building must be measured prior to installation.

The last option is green roofing.  Green roofs are built with the intent of being covered with plants.  It’s essentially building an ecosystem on top of your building.  The perks of this approach are better air quality, less heat penetrating through the roof, and decreased water run-off because the plants are absorbing it.  The downside is the expense to prep the building for it.  Typically, extra structural support is needed, along with waterproofing, drainage, soil, plants, and thermal insulation.  This type of roof will last 30-40 years.


After choosing and installing the appropriate material, it’s important to waterproof your roof to ensure nothing gets through.  It’s also important to waterproof after any repairs are made as well.  Below are the steps:

Clean Up – Clean the entire roof of all dirt and debris.  Sealant will not be effective otherwise because it will have trouble adhering to the surface.

Fix Any Cracks – If it’s a new installation, this won’t be a concern.  However, it it’s a roof repair that we’re waterproofing, we must first find any spots where the roof is eroding and repair them first.  Sometimes it can be as simple as using some caulk.  Other times, it requires more work.

Prime – Prime the entire roof, starting at one corner and moving backwards all the way to the other side.  One the primer is dry, do it again, putting on a second coating.

Spray on the Vapor Barrier – We spray on a high-quality vapor barrier using the same method as the primer, working from one end to the other.  After two coatings have been applied, we paint the roof with your choice of paint and any color you’d like.
